What is a double closing?
A double closing is two back to back transactions on the same property on the same day. You buy the home from the seller, take title, and immediately resell it to your end buyer. Because you take title in between, your purchase price and resale price stay on separate closing statements instead of one assignment contract.
Why use a double closing instead of an assignment?
Two common reasons. Some sellers, buyers or closing offices prefer not to see the wholesale fee on a single contract, and a double closing keeps the two prices separate. Some deals also cannot be assigned, like certain REO or estate sales, and a double closing is the way to still make them work.
How fast can funding be ready?

What does double close funding cost?
